Leak under the kitchen or bathroom sink? Found and fixed in one visit.

Free in-home estimate · Flat price before we start · Usually fixed in one visit

A wet cabinet has four usual suspects. We find the right one with a flashlight and a dry paper towel — then fix it, not the thing next to it.

What you're seeing

Sound familiar?

  • A damp or warped cabinet floor, or a musty smell when you open the doors
  • Drips you can see only when the water is running (drain side) or all the time (supply side)
  • Corroded chrome or cracked plastic on the drain pipes
  • Water around the base of the faucet inside the cabinet

What's actually going on

Under every sink live two separate systems: supply (the shutoff valves and braided lines bringing water up to the faucet) and drain (the tailpiece, P-trap, and the pieces heading into the wall). Supply leaks drip constantly and are the urgent ones. Drain leaks only appear when water runs — slip joints loosen, plastic cracks, old chrome corrodes through. A third culprit is the faucet itself leaking down through the deck, and a fourth is the sink's drain basket seal. Guessing wrong is how a leak gets fixed twice.

The visit

What we do — and it's usually one trip

We come out, look at the actual problem, and give you a flat-rate price on the spot. If you approve, we fix it right then — the truck carries the parts this job needs.

  1. Dry everything and run each system separately — supply first, then drain, then the faucet — to pin the leak to one part

  2. Rebuild the drain assembly with new P-trap and connections if that's the source

  3. Replace worn supply lines and shutoff valves if that's the source

  4. Reseal the drain basket or faucet base as needed, then run water for several minutes and check every joint dry

When it's more than a small repair

If the cabinet floor is soft or there's mold, we'll point it out so you can deal with it — that's a carpentry or remediation job, not a plumbing one, and we won't pretend otherwise. And if the leak turns out to be inside the wall, we'll show you and price it separately before going further.

If something's not right after we leave, we come back and make it right — no charge, no argument. That's the Loon Promise.

Good to know

Leak under the sink questions, answered straight

Is it safe to keep using the sink until you get there?

If the drip only happens when water runs, put a bucket or a pan under it and use the sink lightly. If it drips constantly, that's the supply side — close the shutoff valves under the sink (or the main if they won't turn) and call us.

My dishwasher leaks under the sink too. Same visit?

Usually, yes — the dishwasher drain hose and supply line connect right there, and both are common leak points. We'll check them as part of finding the source.

Will this be one trip?

Almost always. We carry drain assemblies, supply lines, shutoffs, and seals for every common sink. You get a flat price after we find the leak, and the repair happens right then if you say yes.
