Local knowledge

We're local to Maplewood — actually local

We're a family plumbing company, and Maplewood is a city we work all the time — the post-war ramblers and 1.5-stories around Wakefield Lake and Gladstone, the '60s and '70s neighborhoods north toward White Bear Avenue, and the south leg of the city out along McKnight and Century.

Maplewood's plumbing is a mid-century story: copper with lead-solder joints, cast-iron drains, clay laterals under trees that are now sixty years old, and water heaters on their third or fourth replacement. And its water comes from St. Paul — softened, chloraminated river water that behaves differently from suburban well water.

What Maplewood throws at its plumbing

St. Paul's water, softened, with chloramine

Most of Maplewood is served directly by Saint Paul Regional Water Services — Mississippi water via the Vadnais chain of lakes, softened to about 5 grains per gallon. That's moderately hard, and most homes here don't need a softener; we'll say so. The utility uses chloramine, which takes catalytic carbon to remove, not a standard filter — and which matters a lot for aquariums. Sodium runs above the advisory level for restricted diets. 2024 monitoring found trace PFAS below federal limits, and some lead service lines remain in the SPRWS system, worth checking for any pre-1960 house.

Post-war houses on their second round of everything

The ramblers and 1.5-stories that make up most of Maplewood went up between 1950 and 1970, and they're on a schedule: copper joined with lead solder, cast-iron drain stacks that rust from the inside, original galvanized branches in the oldest ones, and shutoff valves that were last turned during the Nixon administration. None of it is an emergency. All of it is worth knowing about before the day it becomes one — especially the shutoffs, which are the difference between a quick fix and a flooded kitchen.

Old clay laterals, big trees, and low lots

Maplewood's sewer laterals are largely original clay tile, and the boulevard trees planted with the houses are now sixty years old and hunting for water. Roots at the joints are the number-one reason a Maplewood floor drain backs up, and a camera inspection is the honest way to know whether it's a maintenance item or a structural one. Lakes and wetlands — Wakefield, Phalen, Kohlman, the Gladstone marshes — keep the water table high, so the sump pump in a finished basement is not optional equipment.

Good to know

Maplewood questions, answered straight

Do you offer same-day service in Maplewood?

Yes — same-day service is the standard in Maplewood, not the exception. Call and we'll give you an honest arrival window, not a four-hour guess that becomes eight.

Are you licensed to work in Maplewood?

Yes. We hold Minnesota Master Plumber license ${{SITE.license}}, we're insured, and when a job needs a permit we pull it through the City of Maplewood and meet the inspector ourselves. Permit costs are part of the flat-rate price you approve up front.

Do I need a softener in Maplewood?

Usually not — SPRWS softens to about 5 grains. If you're fighting scale, it's more likely an old water heater. The free in-home test tells us in twenty minutes.

How fast can you respond to a plumbing emergency in Maplewood?

Call us and we'll give you an honest arrival time. For a burst pipe, shut off the main water valve first (usually in the basement near the meter), then call. We offer same-day and emergency service.

Could my Maplewood house have a lead service line?

If it was built before about 1960, it's possible — the SPRWS system still has lead lines, and the utility publishes an inventory. Inside the house, pre-1986 solder joints are the other source. A certified lab test is the only way to know what reaches your tap; we'll point you to one.

Why does the basement drain back up every couple of years?

Roots. The clay lateral under your boulevard tree has joints every few feet, and roots find them on a schedule. Clearing fixes the symptom; a camera shows whether scheduled root maintenance or a repair is the honest long-term answer.

Do you charge extra to come to Maplewood?

No. No travel surcharge, no service-call games — Maplewood is squarely inside our service area. You get a free estimate and a flat-rate price before any work starts, same as every city we serve.
