Local knowledge

We're local to Lino Lakes — actually local

We're a family plumbing company, and Lino Lakes is a city we work regularly — the '70s and '80s neighborhoods along Lake Drive and Birch Street, the '90s and 2000s subdivisions around the Rice Creek chain of lakes, the newer construction toward the Centerville border, and the acreage on private wells across the northern half of the city.

Two different water stories live in this one city: municipal water that's very hard and carries more manganese than the state would like, and private wells that nobody monitors but the owner. We handle both — softeners and filtration on the city side, well pumps, pressure tanks, and treatment on the other.

What Lino Lakes throws at its plumbing

Very hard city water — and a manganese note worth knowing

Lino Lakes' six municipal wells deliver water at roughly 14 grains per gallon — very hard — and the city treats for iron with a sequestering agent rather than removing it, so orange staining still shows up. The item most residents haven't heard: the city's own report shows manganese above the state's health guidance for infants under one. It isn't federally regulated, but MDH is clear that formula shouldn't be mixed with water above that level. A softener handles the hardness; manganese and iron take filtration matched to what's actually in the water, which the free in-home test shows.

Twelve hundred private wells

North of the municipal system, more than 1,200 Lino Lakes homes are on private wells drawing from the same aquifers — hard, iron-rich, and untested unless you test them. The Minnesota Department of Health recommends bacteria every year, nitrate every other year, and arsenic, lead, and manganese at least once; most well owners have never done all of it. Well pumps, pressure tanks, iron filters, and softeners sized to real numbers are everyday work for us out here. The city-water side is younger housing — '70s through 2000s — with the usual aging-out of original heaters, shutoffs, and builder fixtures.

A city built between lakes

Rice Lake, Peltier, Reshanau, Marshan, George Watch — Lino Lakes is threaded with the Rice Creek chain and the wetlands around it, and the water table is close to the surface across much of the city. That makes the sump pump the most important appliance in a finished basement here: it runs for weeks every spring, a frozen discharge line in January burns out the motor, and a power outage in a thunderstorm is when the water is highest. Battery backup is the honest recommendation, not an upsell.

Good to know

Lino Lakes questions, answered straight

Do you offer same-day service in Lino Lakes?

Yes — same-day service is the standard in Lino Lakes, not the exception. Call and we'll give you an honest arrival window, not a four-hour guess that becomes eight.

Are you licensed to work in Lino Lakes?

Yes. We hold Minnesota Master Plumber license ${{SITE.license}}, we're insured, and when a job needs a permit we pull it through the City of Lino Lakes and meet the inspector ourselves. Permit costs are part of the flat-rate price you approve up front.

Is Lino Lakes water safe? I read something about manganese.

It meets every federal standard. The nuance is manganese, which isn't federally regulated but sits above the state's health guidance for infants under a year old — meaning formula shouldn't be mixed with untreated tap water. Filtration matched to the manganese level fixes it, and the free test shows what you're actually dealing with.

How fast can you respond to a plumbing emergency in Lino Lakes?

Call us and we'll give you an honest arrival time. For a burst pipe, shut off the main water valve first (usually in the basement near the meter), then call. We offer same-day and emergency service.

I'm on a well in Lino Lakes. What should I be testing for?

Bacteria every year, nitrate every other year, and arsenic, lead, and manganese at least once — that's the Minnesota Department of Health's list. Our free in-home test covers hardness, iron, chlorine, pH, and dissolved solids on the spot and helps you decide what to send to a certified lab.

Why does my basement pump run so much in spring?

Because the water table around the Rice Creek lakes is close to the surface, and meltwater can't soak into frozen ground. Constant running in March is normal; running constantly in July is not. If it's the latter, the float or check valve is the usual suspect.

Do you charge extra to come to Lino Lakes?

No. No travel surcharge, no service-call games — Lino Lakes is squarely inside our service area. You get a free estimate and a flat-rate price before any work starts, same as every city we serve.
