Local knowledge

We're local to Hopkins — actually local

We're a family plumbing company, and Hopkins is a city we work all the time — the 1920s and '30s houses on the grid around Mainstreet, the post-war ramblers and 1.5-stories through the rest of the city, the apartments and condos along Excelsior Boulevard, and the newer townhomes near the light-rail corridor.

Hopkins packs a century of housing into four square miles, and the plumbing reflects it: galvanized lines in the oldest homes, lead-solder copper in the mid-century ones, cast-iron drains and clay laterals throughout. Its water comes from the city's own deep wells — very hard, with a couple of footnotes worth knowing.

What Hopkins throws at its plumbing

Very hard water from three deep wells

Hopkins pumps from three wells nearly 500 feet deep and delivers water at about 18 to 21 grains per gallon — very hard. The city filters iron at the plant and disinfects with chlorine but does not soften, so softeners are standard here and a water heater without one lives a short life. Monitoring shows trace PFAS, low radium, and one sampled home near the copper action level — a reminder that older plumbing interacts with the water. The city reports no confirmed lead service lines but still has lines of unknown material in the oldest streets.

A century of houses in four square miles

The 1920s and '30s houses near Mainstreet carry galvanized supply lines that have narrowed with rust — low pressure at one faucet is the classic symptom — plus original shutoffs and cast-iron drains. The post-war ramblers add copper with lead-solder joints and water heaters on their third replacement. Blue-green stains in a tub are copper leaching from the home's own pipes, which is what that copper reading in the city's report is about; it's a water-chemistry story, and it's diagnosable.

Old clay laterals and a creek through the middle

Hopkins' sewer laterals are largely original clay under trees that are now eighty years old in the oldest streets, and roots at the joints are the routine reason a basement drain backs up. Nine Mile Creek and Minnehaha Creek both cross the city, and lots near them sit on a higher water table than the rest — sump pumps matter there, and a finished basement deserves battery backup.

Good to know

Hopkins questions, answered straight

Do you offer same-day service in Hopkins?

Yes — same-day service is the standard in Hopkins, not the exception. Call and we'll give you an honest arrival window, not a four-hour guess that becomes eight.

Are you licensed to work in Hopkins?

Yes. We hold Minnesota Master Plumber license ${{SITE.license}}, we're insured, and when a job needs a permit we pull it through the City of Hopkins and meet the inspector ourselves. Permit costs are part of the flat-rate price you approve up front.

Do I need a softener in Hopkins?

At 18 to 21 grains with no central softening, yes if you want fixtures and the water heater to last. We size it to your bathrooms and your actual test number — free.

How fast can you respond to a plumbing emergency in Hopkins?

Call us and we'll give you an honest arrival time. For a burst pipe, shut off the main water valve first (usually in the basement near the meter), then call. We offer same-day and emergency service.

There are blue-green stains in my Hopkins tub. What's that?

Copper — your own pipes corroding slightly into the water, which is what the copper reading in the city's report reflects. It's usually a water-chemistry (pH) story and it's diagnosable; worth a look rather than a repaint.

My 1928 house has low pressure at the kitchen sink. Galvanized?

Almost certainly. Galvanized steel closes up with rust from the inside over decades, one branch at a time. Replacing the worst runs restores flow; we'll tell you which ones are worth it and which can wait.

Do you charge extra to come to Hopkins?

No. No travel surcharge, no service-call games — Hopkins is squarely inside our service area. You get a free estimate and a flat-rate price before any work starts, same as every city we serve.
