Local knowledge

We're local to Forest Lake — actually local

We're a family plumbing company, and Forest Lake is a city we work regularly — the converted lake cottages and rebuilt lakefront homes around Forest Lake itself and Clear Lake, the older grid downtown, the '90s and 2000s subdivisions along Highway 61, and the acreage out toward Scandia on private wells.

Lake homes have their own plumbing habits: additions bolted onto seasonal cabins, crawlspaces that freeze, and drain lines that were never meant for a full-time family. And Forest Lake's water has a story most residents don't know — it's softened at the plant, but the older service lines under downtown are another matter.

What Forest Lake throws at its plumbing

Softened city water — with an asterisk downtown

Forest Lake's four municipal wells feed a plant that centrally softens the water, so it reaches most taps at roughly 5.5 to 6.5 grains per gallon — moderately hard, and for most homes no softener needed. The asterisk is in the pipes: the city's 2024 inventory still lists about 400 lead service lines and several dozen galvanized lines, concentrated in the older core. Tap sampling is within federal limits, but if your house is in the old grid, the line under your yard is worth checking. Sodium also runs high for anyone on a restricted diet.

Cottages that grew up

A lot of Forest Lake's lakefront housing started as summer cottages and was winterized, added onto, and rebuilt over decades. That leaves plumbing in layers: an original galvanized line feeding a new addition, a water heater in a crawlspace that sees freezing air, a bathroom on a branch drain that was sized for a cabin. The subdivisions along 61 are a different story — '90s and 2000s builder plumbing now aging out in unison, with early polybutylene worth a check in the oldest of them.

High water tables and rural wells

Lakeshore lots sit on high water tables, and spring melt around Forest Lake and Clear Lake puts sump pumps to the test for weeks. Out on the fringe, homes are on private wells drawing very hard, often iron-heavy water that nobody tests but the owner — the Minnesota Department of Health recommends annual bacteria testing, nitrate every other year, and arsenic at least once. We handle well pumps, pressure tanks, and well-water treatment as well as the city-water side.

Good to know

Forest Lake questions, answered straight

Do you offer same-day service in Forest Lake?

Yes — same-day service is the standard in Forest Lake, not the exception. Call and we'll give you an honest arrival window, not a four-hour guess that becomes eight.

Are you licensed to work in Forest Lake?

Yes. We hold Minnesota Master Plumber license ${{SITE.license}}, we're insured, and when a job needs a permit we pull it through the City of Forest Lake and meet the inspector ourselves. Permit costs are part of the flat-rate price you approve up front.

Do I need a softener in Forest Lake?

On city water, usually not — the plant softens to about 6 grains. On a private well outside the city system, almost certainly yes: well water here runs very hard and often carries iron. The free in-home test tells you which side of that line you're on.

How fast can you respond to a plumbing emergency in Forest Lake?

Call us and we'll give you an honest arrival time. For a burst pipe, shut off the main water valve first (usually in the basement near the meter), then call. We offer same-day and emergency service.

Does Forest Lake still have lead service lines?

Yes — the city's 2024 inventory lists roughly 400, mostly in the older downtown grid. The water leaving the plant is fine; the pipe under your yard may not be. Check your address with the city, and use a certified lab for a tap test.

My lake place was a cottage. What should I have looked at?

The crawlspace and the additions. Cottage plumbing tends to be layered — old galvanized feeding new fixtures, a heater in unheated space, undersized drains. A one-visit walk-through tells you what's original, what's at risk in a cold snap, and what's honestly fine.

Do you charge extra to come to Forest Lake?

No. No travel surcharge, no service-call games — Forest Lake is squarely inside our service area. You get a free estimate and a flat-rate price before any work starts, same as every city we serve.
